More office space coming to booming Fulton Market

A plan for Morgan Street will deliver another 175,000 square feet of new office space for the hot West Loop

The booming Fulton Market district in Chicago’s West Loop is getting another major office project. Located well within walking distance from Google’s Fulton Market outpost as well as the under-construction McDonald’s headquarters, the plan from Latsko Interests will see a 10-story masonry and glass building planted at 375 N. Morgan, the site of a notorious condo development which stalled out in 2005 and led to a corruption investigation within the city’s zoning department.

Latsko, who engaged in a deal on the site back in 2012, is looking to deliver roughly 175,000 square feet of useable office space, according to a website marketing the project. In addition to its office levels, the development, simply titled 375 Morgan, will also feature room for a restaurant at street level and an event space. Capping the building is an 11th level penthouse amenity space. The new development will include parking for 49 vehicles and 50 bicycles.

Renderings of the project reveal what appears to be a warehouse-inspired aesthetic—a style which has dominated new development in the greater West Loop area throughout the course of the current development cycle. However, unlike the scores of other new Fulton Market buildings that nod to the area’s industrial past, the project for Morgan Street boasts a big splash of color on its south-facing exterior wall.

Renderings also reveal what may be the development’s biggest selling point: outdoor terrace spaces. A series of setbacks at each level offer enough room to add outdoor spaces that range from 1,000 square feet on the 10th floor to 5,000 square feet on the second floor. In total, the Morgan Street development will feature over 22,000 square feet of outdoor deck space spread out over eight levels.

Described as “a building as architecturally progressive as the forward-thinking companies who desire to call Fulton Market home” in its marketing materials, the new project adds even more space for office workers in an area that has quickly become the it neighborhood for office space.
